The front desk

Not sure? Ask the front desk.

The Interview Specialist™ runs the front desk on the directory: a few plain questions, then a link to the page that fits. It is a routing desk, not the interview. The private interview and the Client Intelligence™ brief open after sign in on SmartCostSeg.com, and the desk can hand you straight into them.

  • 1Asks what happened: bought, renovated, exchanged, or referring clients.
  • 2Asks whether the purchase was under or over $1 million, because that decides the lane.
  • 3Sends you to the one page that fits, with a link you can click.

The desk never asks for a name, an email address, a phone number or a street address, and nothing typed here is stored by the directory.

In one screen

What a cost segregation study does

A study takes one building and splits it into the parts the tax code lets you depreciate on their own schedules. The panel beside this heading is the product's live estimator, so the figure it shows is the engine's, not a headline.

Real studies on similar buildings have ranged from 7% to 33% total: building-specific characteristics matter. Results are ranges, never guarantees.

5, 7, 15years

instead of 27.5 or 39

A rental property normally depreciates as one asset over 27.5 years (residential) or 39 years (commercial). A study identifies the parts the tax code lets you depreciate much faster: carpet, cabinets, appliances and dedicated electrical over 5 years; parking, landscaping, fencing and site work over 15 years.

Three positions

in every study, never one inflated number

Conservative:
a defensible lower share of the building basis moved to the 5 and 15 year lives.
Middle of the Road:
the share a typical engineered study supports.
Aggressive:
a higher share of the building basis moved to the 5 and 15 year lives that can still be supported on certain properties.

The three positions describe the building only. Land is carved out first and never depreciates, so the less of the price assigned to land, the more there is to depreciate: a low land value is the aggressive land position and a high land value is the conservative one.

Year one

when the cash matters most

Faster depreciation means bigger deductions in your first years of ownership. Bought years ago? The depreciation you could have taken can generally be caught up through a Form 3115 filed with your next return instead of amended returns; your CPA confirms the route and files the form, and the study gives them the numbers.

The deliverable

Built for the CPA's desk

The study is structured around the characteristics IRS Publication 5653 describes for a quality study, and it is written for the person who has to file it.

The 15 column schedule

The Detailed Asset Classification and Cost Schedule, one line per asset, in the layout an examiner expects.

Authority on every line

Each asset carries its recovery class, the code section and asset class behind it, and the rationale.

Three positions

Conservative, Middle of the Road and Aggressive, computed side by side, so your CPA picks the position. Less to land means more to depreciate, so a low land value is the aggressive land position.

Form 4562 line map

The middle position is mapped to the lines of Form 4562, so the schedule drops into the return.

Fixed asset CSV

Every asset exported for your fixed asset software, whole dollars, one row per asset.

Basis reconciled to $0

The study will not build unless every dollar of depreciable basis reconciles; the difference is zero, printed.

The deliverable

What actually lands in your hands

A 50 page engineering based study on the sample we publish, in 25 sections, built to be handed straight to a tax preparer and used. Not a summary, not a proposal.

All 13 principal elements, each with a printed status

The IRS Audit Techniques Guide sets out thirteen elements of a quality study. Ours prints a scorecard naming every one and saying met or partial, computed from the data rather than asserted. A reviewer starts there.

A fifteen column classification schedule

Every asset with its workpaper ID, its IRS asset class from Rev. Proc. 87-56, its recovery period, method, convention, cost, the authority behind it and the reason it was classified that way.

9 positions, not one number

Conservative, Middle of the Road and Aggressive, each run at three land allocations, ranked by benefit, with the recommended one marked. You see the range and the judgment behind it instead of a single figure to take on trust. Less to land means more to depreciate, so a low land value is the aggressive land position.

A fixed asset file your accountant can import

A thirty two column CSV of the schedule, plus a Form 4562 map and a numbered CPA next steps list. Nobody has to retype anything.

35 authorities, cited where they are used

Statute, regulation, revenue procedure and case law, each tied to the rows it decides, so a question about one asset has an answer on the same page.

The marks are explained, not hidden

Where evidence is missing the study says so and names the document that would clear it. Every review, pending and partial mark is printed where it applies, with the reason beside it.

Every number on this page is countable in a study you can download right now, without talking to anyone.

Financing

Financing for your next investment property

Disclosure: SmartCostSeg has a material connection to Kiavi. If you apply through the link on this page and close a loan, Kiavi pays SmartCostSeg a referral fee. You are never required to borrow from anyone to order a study. #KiaviPartner

Kiavi offers loans to real estate investors: bridge and fix and flip loans, rental loans and ground up construction loans on non owner occupied residential property such as single family homes, two to four unit buildings, condos and townhomes, borrowed through a business entity.

Eligibility, pricing and terms are decided in Kiavi's application, not by SmartCostSeg. SmartCostSeg does not see your application and has no say in it. Availability varies by state.

A cost segregation study and a loan are separate decisions. Ask your lender and your tax advisor what fits your plan.

Bring cost segregation to the people you already serve.

Real estate agents, CPAs, enrolled agents, loan officers, title professionals, closing attorneys, inspectors and investors already sit across the table from property owners who are leaving depreciation on the floor. You have the relationship. We add the study, the review and the delivery, and your client pays the same price every client pays, quoted with the study.

This is a private program. We set the requirements, we provide the training, and we issue a program certificate, which is not a license or a professional credential.

2

We generate the client disclosure and review every study before it is delivered, so you never carry the technical work.
